What Our Unit Management in Dubai Covers
Tenant Sourcing & Leasing
A dedicated leasing team markets your unit, screens every applicant, and manages viewings and negotiation, backed by reach across Dubai's rental market that a single owner can't replicate alone.
Tenant Management
A team on call for rent collection, renewals, move-ins, and move-outs, so tenant questions are handled the moment they come in, not whenever you find the time.
Maintenance Panel
A vetted bench of contractors and a dispatch process built for scale, so every repair gets actioned fast, whatever the issue and whenever it comes up.
Financial Reporting
A finance team keeping your numbers straight every month, with the reporting rigor and consistency a full department brings, not a spreadsheet built after hours.
Legal & Compliance
A compliance team tracking Ejari, RERA rules, and notice periods across every unit we manage, so your tenancy stays protected by expertise, not guesswork.
Owner Portal
Built by a product team to put that same strength and reporting rigor in your hands, so you see it all, tenant, rent, and reports, without lifting a finger.
Frequently Asked Questions
Common questions about unit management in Dubai. For anything else, contact us or schedule a free consultation with our team.
What is the new rental law in Dubai 2026?
Dubai rental regulations continue to evolve under RERA and the Dubai Land Department, covering rent increase caps, contract renewals, and tenancy dispute procedures. KAIZEN monitors regulatory updates and keeps every managed unit compliant with the current requirements. This is general information, not legal advice, so we confirm the latest rules before acting on your behalf.
Is my rental income protected under unit management?
Yes. Through our insurance partner, Takeem, every property under KAIZEN Unit Management is protected against the unexpected, safeguarding your asset, rental income, and liability. At the same time, we handle the day-to-day.
Can a landlord ask a tenant to move out in Dubai?
Yes, but only on specific legal grounds and with proper notice. Ending a tenancy mid-contract is limited to defined breaches such as unpaid rent, illegal use, or unauthorized subletting. To recover the unit at the end of a contract, for example to sell it or use it yourself, Dubai law requires 12 months’ written notice through a notary public or registered mail. KAIZEN handles this correctly so your notice is valid.
What are the RERA rules for termination of a contract by a landlord?
These sit under Article 25 of Law No. 33 of 2008. A landlord may end a tenancy mid-term only for specific tenant breaches. He may decline to renew at the end of the term only for specific reasons, typically to sell the property, for personal or next-of-kin use, or for demolition and major reconstruction. End-of-term cases require 12 months’ notice via notary or registered mail. This is general information, not legal advice.
What is unit management, and how does it work?
Unit management is the end-to-end handling of a single property on the owner’s behalf, covering leasing, tenant management, rent collection, and maintenance, so you earn from your investment without the day-to-day work. You add your unit, upload a few documents, and sign online, then a dedicated unit manager markets the property, screens tenants, registers the tenancy, and reports back to you.
How do I set up a lease agreement in Dubai?
A lease agreement in Dubai must be registered with Ejari, the government system that makes a tenancy official and protects both landlord and tenant. KAIZEN prepares the lease, runs tenant background checks, manages the signing, and completes Ejari registration for you, so your contract is compliant from day one.
How much does unit management cost?
Pricing is based on your unit type and expected annual rent, so you only pay for what fits your property. The fee covers your unit manager, marketing, lease management, rent collection, move-in and move-out, Ejari, and reporting, with optional add-ons such as an Annual Maintenance Contract available. You see your exact price online before you commit, with no hidden fees.
Can KAIZEN manage my unit if I live outside the UAE?
Absolutely. Many of our owners are overseas investors. Between your dedicated unit manager and the KAIZEN app, you oversee approvals, payments, reports, and documents remotely, while we handle every on-the-ground task and tenant conversation.
